Terms of Service

By creating an account or using S8 Deals (the “Service”), you agree to these Terms of Service. If you don’t agree, don’t use the Service. If you’re using S8 Deals on behalf of an organization, you represent that you have the authority to bind that organization to these terms.

S8 Deals is a research tool for Section 8 real estate investors. We aggregate publicly available real estate listings, HUD Fair Market Rent data, public housing authority records, U.S. Census ACS statistics, and FBI crime statistics into a single interface. We provide cashflow estimates derived from these sources using conservative default assumptions.

The Service is not a real estate brokerage, lender, or registered investment adviser. We do not represent buyers or sellers, do not originate loans, and do not provide personalized investment advice.

You must be at least 18 years old to create an account.

You are responsible for maintaining the security of your account and for all activity that occurs under it. Notify us immediately of any unauthorized use.

You agree to provide accurate information when registering and to keep that information up to date.

Paid plans are billed monthly in advance through Stripe. By subscribing, you authorize recurring charges to your payment method until you cancel.

You may cancel at any time from the Billing page. Cancellations take effect at the end of the current billing period; we don’t prorate partial months.

Prices are subject to change. We’ll give you at least 30 days’ notice before any price increase affects your subscription.

Refunds are issued at our discretion. If you believe you’ve been charged in error, email billing@s8deals.com within 30 days of the charge.

You agree not to:

• Scrape, ping, or otherwise extract data from the Service in bulk
• Resell, redistribute, or sublicense data accessed through the Service
• Reverse-engineer or attempt to access non-public APIs
• Use the Service to harass, defraud, or violate the rights of any person
• Interfere with the operation of the Service
• Share your account credentials with anyone outside your team plan

We may suspend or terminate accounts that violate these rules, with or without notice.

The Service displays data derived from third-party sources, including HUD, FBI, the U.S. Census Bureau, FRED, and public real estate listings. We make a good-faith effort to keep this data current, but we don’t guarantee its accuracy, completeness, or timeliness.

Cashflow estimates and yield metrics are produced by formulas using conservative defaults. They are estimates only. They are not investment advice, financial advice, tax advice, or legal advice.

You are solely responsible for verifying any data point before making an investment decision. We strongly recommend consulting a licensed real estate broker, attorney, accountant, and lender for your specific situation.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE SERVICE IS PROVIDED “AS IS” WITHOUT WARRANTIES OF ANY KIND. WE ARE NOT LIABLE FOR LOST PROFITS, LOST DATA, OR ANY INDIRECT, INCIDENTAL, OR CONSEQUENTIAL DAMAGES ARISING OUT OF YOUR USE OF THE SERVICE. OUR TOTAL LIABILITY FOR ANY CLAIM SHALL NOT EXCEED THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM.

We own all rights to the Service’s software, design, copy, and brand. You may not use any of it outside your normal use of the Service without our written permission.

You retain ownership of content you submit (saved searches, notes, scenarios). You grant us a limited license to store and display that content as necessary to operate the Service for you.

You may close your account at any time from the Account page or by emailing hello@s8deals.com. We may suspend or terminate your account for violation of these terms or to comply with legal obligations.

On termination, your access ends and we may delete your data after a reasonable retention period. Sections covering liability, indemnity, IP, and dispute resolution survive termination.

If you believe content on the Service infringes your copyright, send a DMCA notice to dmca@s8deals.com with the information required by 17 U.S.C. § 512(c)(3). See our DMCA page for details.

We may update these terms from time to time. Material changes will be communicated by email or in-product notice at least 14 days before taking effect. Continued use after the effective date constitutes acceptance.

These terms are governed by the laws of the State of Delaware, USA, without regard to conflict-of-laws principles. Any dispute will be resolved exclusively in the state or federal courts located in Delaware.
